Davie
The Town of Davie administers the Broward County building safety inspection standard through its Building Division. A covered building needs both a structural safety inspection report and an electrical safety inspection report, prepared on the County's approved forms.
Davie's covered property is weighted toward commercial and warehouse buildings along its main east-west corridors, together with office property and condominium communities. Vilano Engineering delivers both reports and submits them as a single sealed package.
The notice comes from the Building Division and names the reports due and the deadline. It does not describe what the inspections cover or what access the work requires.
Send us the notice and we will set out the scope before you commit to anything.
Send us your notice →The structural report deals with the building's load-bearing elements and the condition of its structure. The electrical report deals with the service and distribution equipment. For a warehouse or distribution building that reaches the main service equipment, the distribution panels, and the equipment serving loading areas and site lighting.
Broward's approved structural and electrical report forms are mandatory and a proprietary format is not accepted. Each page is signed and sealed by the professional responsible for that scope, and the completed package is filed with the Town's Building Division.
The inspection extends past the enclosed building. Elevated decks, walkways, parking garages, and docks and seawalls attached to a covered building fall inside it — for a commercial or distribution property, that means the parking areas, the loading dock and any elevated walkway are inspected with the building.
The same county standard applies in Miramar to the south and Sunrise to the north, each administered by its own building department. Broward's standard carries no infrared thermography requirement; Miami-Dade's does.
For what happens between receiving a notice and closing the file, see what to do when you receive a recertification notice.
Yes. Warehouse and distribution buildings, commercial and office property and condominium buildings all fall within the programme.
Yes. Vilano Engineering prepares both and submits them as one sealed package.
No. Broward's standard does not call for a thermographic scan.
Where it is attached to a covered building, yes. The standard reaches elevated decks, walkways and parking structures as well.
The repairs have to be permitted, completed and inspected, with a re-inspection affidavit. Obtaining the permits falls to the building owner.
